Pre-season commercial snow planning checklist.

The best time to plan winter service is before the first forecast. Use this checklist to prepare your Orange County commercial property for a site walk and a clear seasonal agreement. Lock in pre-season savings now.

Gather your site information.

Collect a site plan or aerial image and mark parking areas, drive lanes, loading zones, sidewalks, steps and entrances. Note fire lanes, hydrants, drains and accessible parking.

Flag curbs, islands, speed bumps, signs and landscaping that are hard to see under snow. Marker stakes placed before the ground freezes help protect them.

Define priorities and timing.

Write down opening times, shift changes, delivery windows and any overnight activity. Rank the areas that must be accessible first.

Decide which surfaces need deicing and where refreeze has caused problems in past winters.

Settle responsibilities and contacts.

Confirm which surfaces belong to the owner, tenants or another provider. Name a primary contact with authority to approve changes and a backup for storms.

Review insurance, billing and contract dates with your team before signing. Keep a copy of the agreed scope where site staff can find it.

Choose snow storage areas.

Pick placement areas that do not block sight lines, drains, walkways or parking you need. Discuss what happens if those areas fill during a heavy season.

Bring all of this to your site walk so the proposal reflects your property from the start.

When should a commercial property start planning?

Earlier is better. Planning before winter gives time for a site walk, written scope and contract review before the first storm. Request a site review to get started.
